    Description of the property

    € 2 950 000

    Reference : 580164

An elegant, 17th et 19th century chateau and its outbuildings in 6 hectares of natural surroundings on a Yonne hillside. This chateau is set in Burgundy, in the French department of Yonne, equidistant between the town of Auxerre and the village of Chablis (15 minutes). Paris is but a 1¾ hour train journey (2 nearby train stations); the A6 motorway is 10 minutes away. This property, just a few minutes from the superb town of Auxerre, on the edge of a forest, appears at the end of a hedge-lined lane which continues inside with, on one side, the chateau and its parklands, whilst on the other side, are the farm buildings and the orchards. Standing in a dominant position on a hill, this property's pastoral backdrop comprises meadows stretching down to the forest below. One section of the chateau's old outbuildings is no longer part of the estate but its magnificent restoration contributes to the property's overall beauty. This estate extends over a little more than 6 hectares of parklands and meadows. The chateauThis property, built in the 17th century, was in a way part of a much bigger estate uniting the region's chateaux in 2,000 ha of forests. The owners were large families related to one another through blood or marriage. A fire after the French Revolution destroyed the majority of the chateau and spared but the outbuildings and the dovecote. A second building, with a totally different appearance, was built on the foundations of the first chateau in the 19th century. A square shape extending the wings was preferred to the round towers. The main rectangular building currently spans a floor surface area of approx. 825 m² over three levels. The facades, covered with a light-coloured rendering, exude a simple elegance. The main entrance provides a line of symmetry for the numerous, regularly spaced windows, with their stone framing. The large slate roof features sculpted stone roof dormers which illuminate the attic. The sound facade facing the parklands exudes a proud, elegant air. The courtyard side is, however, quite different. Appearing less imposing and more refined, it leaves some space for the interesting 17th century outbuildings surrounding it. Pride of place is taken by the vestiges of the old construction such as the small square towers, much narrower than the others, standing elegantly out from the facade. In times gone by, the chateau was entered via this courtyard, closed by attractive wrought iron gates. Lived in by an aristocratic family until the Second World War, this chateau was then purchased by an industrialist, the children of whom sold it to the current owners. Ground floor The double, wooden, moulded entrance doors are on the parkland side. A through vestibule houses a large Burgundy stone stairway with wrought iron railings. All the rooms have oak wood, moulded wall panelling. The floors are covered in stone tiles with inlaid decoration or terracotta tiles or oak wood parquet flooring. Ceilings feature moulding. The main rooms overlook the courtyard and parkland sides, making them particularly luminous. The hues chosen for the walls are warm and mellow. The touches of black present throughout the furniture are dynamic whilst the touches of white on the ceilings and the openings are refreshing. The bright colours of the paintings, the ceramic ornaments and the crockery are a treat for the eyes and the spirit. A dining room, on the right-hand side, is adorned with a 19th century fireplace and a door provides access to the private kitchen which, on a lower level, opens on to the courtyard. A back kitchen, at the end, features small regional ceramic tiles and a stone sink. A lounge is laid out on the garden side. The last room, at the end, is used as an anteroom and includes a shower room with a wash-hand basin and toilet. On the left-hand side of the main ... Ref. ad : 580164
