    An 19th century mansion house in Paris' "Golden Triangle". This Directoire-style mansion house dates from the late 18th century. It is set back off Avenue-des-Champs-Elysées in a quiet, little-used street. The mansion houseWrought iron doors open into an entrance gallery, preceding a majestic vestibule with stone walls and a marble floor. This room crosses the ground floor and reaches a semi-circular arched glass wall that extends the living space by means of the verdant garden and the patch of sky. Large doors, enhanced with mirrors, open on either side into reception rooms which all have herringbone parquet flooring. On the right-hand side are a large and a small lounge, both with floor-to-ceiling panelling. They are adorned with impressive marble fireplaces, topped with elegant trumeaux; the one in the small lounge is made of red griotte marble. Under the wide windows on the road side, finely wrought, wooden casing, covered with caning, conceals the radiators. The large picture window in the small lounge opens all on a level into the garden. On the left-hand side of the vestibule is a majestic dining room, set out longwise and adorned with a fireplace featuring a finely wrought mantelpiece. Its large windows look out over the street. Double doors communicate with a vast kitchen, extended, in turn, by a dining room, complete with a wooden fireplace, opening on to the garden. This room, with a mezzanine floor in use as a laundry room, precedes a hammam-sauna and an Italian shower. The ground floor includes a guest toilet and a separate flat comprising two bedrooms and a bathroom. First floor The large, half-landing stairway, adorned with wrought iron railings topped with a copper handrail, is a good example of the architecture found in Parisian mansion houses under the "Ancien regime" (old order). It is illuminated by the immense semi-circular arched glass wall. The stone steps, partially covered with thick carpet, lead up to a landing of noble proportions, the height of the upstairs ceiling reaching 4 metres. It is extended, after an arcade flanked by two marble columns, by a small room, lined with gilded, white panelling and illuminated by a window overlooking the street. On the left-hand side, a first master bedroom is adorned with white-leaded wainscoting, carved with elegant rocaille-style foliated scrolls. Its ladies' sitting room with its gothic vaulted ceiling is in an exceptional state of preservation with authentic fresco grotesques adorning the entire room which opens all on a level on to a terrace with an unobstructed view overlooking the garden. A vast bathroom completes this suite. It is followed by a second master bedroom with almond-coloured wainscoting from the Louis XVI period. Adorned with girandole friezes featuring delightful mascarons, it lines the room which also comprises a marble fireplace, the mantelpiece of which is supported by expressive caryatids. The third master bedroom, with its ceiling decorated to represent the canopy of heaven and flanked by a gilded cornice, has an immense bathroom that opens all on a level on to a terrace. Basement The basement level, spanning a floor surface area of approx. 250 m² with 3.5 m high ceilings, awaits conversion. A shaft providing access via the inside could be created under the main stairway. The garden The wooded garden features numerous species. Outside lounges and an eating area take up their summer positions as soon as the clement weather arrives. It also provides direct access to the underground carpark. Ref. ad : 829004
